New Security Upgrade for Common Areas

The Community Development District (CDD) would like to take a moment to inform you about the procedures and technology in place for after-hours event-based video monitoring at the Lexington Oaks Community Pool and Playground Recreation areas. This system is designed to protect our shared spaces and enhance the safety of all residents.
How It Works:
Monitoring Schedule:
The surveillance system will automatically arm from dusk to dawn each day. The monitoring system times will change periodically to align with time and seasonal changes. After operating hours, these areas are considered closed and under active monitoring.
AI-Powered Detection:
If a person is detected within the field of view during armed hours, the system—powered by smart AI technology—will send a silent alert to the remote monitoring center.
Live Operator Response:
Once an alert is received, a trained operator will immediately review the live camera feeds. If someone is confirmed to be present, the operator will issue a voice warning through onsite speakers, stating that the area is closed and requesting that the individual exit the premises.
Law Enforcement Dispatch:
If the person does not comply and leave the area, the operator will notify the Pasco County Sheriff’s Office and also inform Lexington Oaks staff about the incident.
To avoid unnecessary issues, we kindly ask all residents and guests to exit the pool or playground area promptly at closing time and follow any directions issued by the live monitoring operators.
